This Service is suitable for experienced Landlords who are residing locally and are prepared to carry out maintenance, inspections, rent collection, check outs at the end of the tenancy and all other aspects including keeping up to date with ever changing legislation.
We offer a competitive fee structure and can offer reductions on our standard charges for multiple property portfolios. Our standard charges are as follows:
Full Management Service:
Our initial letting and advertising set-up fee is £480.00 inclusive of VAT and our ongoing property management commission is only 10% + Vat (12% inclusive of vat of gross monthly rental payments). For non-UK Landlords 12% + Vat (14.4% inclusive of vat). This product is subject to a minimum fee of £75.00 (£90.00 inclusive of VAT) of the monthly rent collected.
Our Tenant Find only service:
Our tenant find service is a one-off fee of £540.00+ Vat (£648.00 inclusive of VAT). There are no other standard fees or charges for this service. No up-front charges – nothing to pay until a tenant moves in and starts paying the rent.
Additional Services:
Notice seeking possession £160.00 inclusive of VAT (draft and execution of Section 8)
Rent review £48.00 inclusive of vat (desktop valuation and serve Section 13 Notice)
Landlord AML and Sanction check £36.00 inclusive of VAT per person
Arranging key replacement or additional keys £36.00 inclusive of vat + the cost of the keys
Additional management property inspections £60.00 inclusive of VAT
Quarterly statement for making tax digital return £12.00 inclusive of VAT
Collate evidence and arrange deposit statutory declaration with signature of a solicitor £120.00 inclusive of VAT
Additional property visits to arrange maintenance outside the contractual period during void periods £48.00 per hour inclusive of VAT.
Out of hours emergency call-out £48.00 per hour inclusive of VAT
Collating relevant documentation in preparation for a court case £120.00 inclusive of VAT
Any other additional work outside of the landlord/agent contractual agreement will be charged at £48.00 per hour inclusive of VAT.
Commercial Full Management Service:
Our initial letting and advertising set-up fee is £1240.00 inclusive of vat (up front non-refundable fee of £480.00 including VAT and a final payment £760.00 on completion of the lease) and our ongoing property management commission is only 14% inclusive of vat of gross monthly rental payments, 16% inclusive of vat for non-UK Landlords.

Our commercial tenant find service is an up-front non-refundable advertising fee of £480.00 including VAT and a final payment £760.00 on completion of the lease.

We have found that a good relationship with Tenants is the key to a smooth-running tenancy.
As Property Managers this relationship is our job, but it is important that the Tenants should feel comfortable in their home, and that they are receiving value for their money.
It follows therefore that a well presented and maintained property in a good decorative order will go towards this, whilst also achieving a higher rental figure.
Tenants are also more inclined to treat such a property with greater respect.
Other Considerations
What is an Assured Periodic Tenancy?
The new “Assured Periodic Tenancy” (APT) is the default type of rental agreement in England from 1st May 2026, introduced under the Renters’ Rights Act. This will replace the old “Assured Shorthold Tenancy” (AST) system.
Smoke Alarms & Carbon Monoxide Alarms
The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 came into force on the 1st October 2022. All landlords must ensure at least one smoke alarm is equipped on each storey of their homes where there is a room used as living accommodation. This has been a legal requirement in the private rented sector since 2015.
A carbon monoxide alarm must be fitted in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers). Landlords must ensure smoke alarms and carbon monoxide alarms are repaired or replaced once informed and found that they are faulty.
These requirements are enforced by local authorities who can impose a fine of up to £5,000 where a landlord fails to comply with a remedial notice.
Tenancy Deposit Protection
All deposits taken by landlords and letting agents under Assured Periodic Tenancies (APTs) in England and Wales must be protected by a tenancy deposit protection scheme. To avoid any disputes going to court, each scheme is supported by an alternative dispute resolution service (ADR). Landlords and letting agents can choose between two types of scheme; a single custodial scheme and two insurance-based schemes.
Disability Discrimination
From October 2010, the Equality Act replaced much of the Disability Discrimination Act of 2005. However, the Disability Equality Duty in the DDA continues to apply. These Acts define disabled peoples rights in respect of premises that are let or to be let. Landlords and managers of let/to let premises are required to make reasonable adjustments for disabled people.
From 1st May 2026 discrimination against renters who have children or receive benefits will be illegal.
